Cracks around the roof caps
The close views show cracks between caps and gaps in the material beneath their edges. These details help locate the areas to inspect. The condition of the caps and their support determines whether the scope involves pointing, rebedding or replacement of a damaged cap.
Tile access and local foil patches
Some views show lifted tiles and exposed battens. Others show foil tape over a local tile or cap area. A temporary cover and a lasting roof repair are different scopes: the tiles, bedding and surrounding junction still need to be assessed before agreeing the repair.
Pointing along the ridge and hips
The wider views show darker pointing material along the sides of the grey caps. Look at the ridge intersections as well as the straight runs. For similar work, preparation, the condition of the existing bedding and the areas included in the quote should be discussed together.
Pipe and roof-to-wall junctions
The pipe penetration has a metal flashing base and rubber collar. A separate view shows the tiled roof meeting an upper wall. These junctions need to be considered with the adjoining tiles when investigating water entry; a photograph alone does not identify the full leak path.
Discuss the areas that need attention
Tell Allen where water appears, when it happens and what previous patches you know about. We can discuss tile repairs, ridge work and flashing separately so the quotation describes the work at each affected area. Share photos already taken safely; there is no need to climb onto the roof to make an enquiry.
